Partners introduce. They do not manage ARISTX properties and do not hold the landlord relationship, which is always with ARISTX directly. An Accredited Partner may be asked to carry out defined local tasks on ARISTX's instruction, and ARISTX remains the managing agent throughout.

Each property is paid once, when it qualifies. How many new properties qualify for you during a calendar month sets the rate for each of them, and the count resets at the start of every month. The amounts include VAT where VAT applies.

Commission is not paid immediately on referral. A property qualifies when ARISTX has received its third full monthly management payment while it is under ARISTX management. It is then paid once: it never earns again, and it never counts towards a later month.

At every level, the properties a landlord places with ARISTX when you introduce them earn commission. Properties that landlord adds later earn commission only for ARISTX Accredited Partners, not at Associate or ARISTX Partner level. VAT is never added on top: if you are VAT registered, VAT is part of each property's amount (£200 is £166.67 plus £33.33 VAT).

When commission becomes payable

Each qualifying property follows the same path — the introduction, ARISTX onboarding, then three full monthly management payments received by ARISTX.

Commission is banded per calendar month and paid in accordance with your ARISTX terms. Failed, withdrawn or non-qualifying introductions do not generate commission.

Your qualifying property count resets at the beginning of each calendar month.

If 12 new properties qualified every month: £1,800 × 12 = £21,600 illustrative annual commission. This assumes 12 different, new properties qualify in each month; it is not recurring income from the original 12 properties.

These figures are illustrations, not forecasts, and no level of income is guaranteed. Actual commission depends on each property meeting ARISTX onboarding criteria and remaining managed by ARISTX through to the third full monthly management payment, and on the ARISTX Partner Terms. Amounts include VAT where applicable.

ARISTX onboarding criteria

The property and landlord must meet ARISTX onboarding criteria and be accepted for management by ARISTX.

Minimum rent of £600 pcm

Properties below £600 per calendar month do not normally qualify. ARISTX has discretion below that level and does take on lower rent properties as part of a larger portfolio.

Failed, withdrawn, duplicate or otherwise non-qualifying introductions do not generate commission.

Local assignments are defined tasks that ARISTX instructs and administers. ARISTX remains the managing agent and keeps responsibility for the property and the landlord relationship. Offered at ARISTX’s discretion and subject to approval, insurance and the required licensing and compliance checks.

ARISTX Partner and Accredited Partner status are granted only by ARISTX, at its discretion, after review of compliance, conduct, activity and standards.

Ongoing compliance maintains it

Status is reviewed periodically and can be withdrawn where ARISTX standards, conduct or compliance requirements are not met.

The monthly fees for ARISTX Partner and Accredited Partner apply only after ARISTX has granted the status and the Partner has accepted it. Paying a fee never creates, accelerates or guarantees status.

Partner network questions

What does an ARISTX Partner actually do?

An ARISTX Partner identifies landlords who may benefit from ARISTX and introduces them through their unique ARISTX referral link. ARISTX handles everything from onboarding onwards, including the ongoing landlord relationship.

Partners are introducers: they do not manage property or give advice on ARISTX's behalf. An Accredited Partner may be asked to carry out a defined local task, such as a viewing or an inspection, on ARISTX's instruction.

Does the Partner manage the property?

No. ARISTX manages every introduced property through its central operation: onboarding, tenancy management, compliance coordination, maintenance infrastructure, client accounting and the ongoing landlord relationship. Where an Accredited Partner is instructed to carry out a defined local task, they do so under ARISTX's instruction and supervision, and ARISTX remains the managing agent.

Do I have to be an estate agent?

No. You do not need to operate a traditional letting agency to become an ARISTX Associate. What matters is that you meet landlords and can introduce them professionally.

Applications are reviewed individually, ARISTX may approve or decline any applicant, and certain Partner levels require enhanced checks and competency requirements.

How much does it cost to become an ARISTX Associate?

Nothing. There is no joining fee and no monthly Partner fee at Associate level, at any volume. Optional paid ARISTX services such as XCEL are separate and never required.

How do I become an ARISTX Partner?

Start as an ARISTX Associate and build a track record. After introducing 20 qualifying properties in total you may become eligible to apply for ARISTX Partner status. You request the review from your ARISTX portal.

Approval remains subject to ARISTX review, compliance, conduct, activity, required documentation and training, and Director approval where applicable. If ARISTX approves and you accept, the ARISTX Partner fee of £150 + VAT per month applies from activation.

Does introducing 20 properties automatically make me a Partner?

No. Introducing 20 qualifying properties creates eligibility for review. It does not guarantee ARISTX Partner status. ARISTX retains discretion over every approval, and an Associate can remain an Associate at any volume with no monthly fee. Introduction commission is earned on the same bands whether or not you progress; commission on a landlord's later properties is an Accredited Partner benefit.

How do I become an Accredited Partner?

Accredited Partner status is awarded by ARISTX to established, experienced and proven Partners who meet enhanced ARISTX standards — including demonstrated competence, good conduct, a satisfactory compliance history, enhanced due diligence, formal ARISTX assessment, appropriate insurance where required, advanced training and ongoing CPD.

It cannot be purchased, and no volume of introductions confers it automatically. The £250 + VAT monthly fee applies only once accreditation has been awarded and accepted.

When is referral commission paid?

Each qualifying property earns a one-off referral commission, paid once, after ARISTX has received its third full monthly management payment. It is not paid on referral, on sign-up or on the first payment. The rate depends on how many new properties qualify for you in that calendar month: £100 each for 1 to 9, £150 each for 10 to 19, and £200 each for 20 or more. Your count resets at the start of every month.

All amounts include VAT where applicable, and no VAT is added on top. Commission is reported through your ARISTX portal and paid in accordance with your ARISTX terms.

What about properties a landlord adds later?

A landlord you introduced may bring further properties to ARISTX later. Commission on those later properties is an ARISTX Accredited Partner benefit. Each later property is still paid once, as a one-off commission, when it qualifies.

At Associate and ARISTX Partner level you earn commission on the properties a landlord places with ARISTX when you introduce them. Commission on later properties is earned only at Accredited level, and remains subject to the ARISTX Partner Terms and to each property qualifying in the normal way.

What counts as a qualifying property?

A property qualifies when it was genuinely introduced by you, ARISTX has accepted it for management under its onboarding criteria with a rent of at least £600 per calendar month, and it is still under ARISTX management when ARISTX receives its third full monthly management payment. Each property qualifies, and is paid, only once, and a property can only be attributed to one introducer unless ARISTX explicitly authorises otherwise.

Below £600 pcm a property does not normally qualify, but this is at ARISTX's discretion rather than an automatic no: ARISTX does take on lower rent properties where they form part of a larger portfolio, and may qualify them for commission on the same basis.

Failed, withdrawn, duplicate or otherwise non-qualifying introductions do not generate commission. The full definition sits in the ARISTX Partner Terms.

Can I refer landlords anywhere in England and Wales?

Yes. ARISTX manages centrally with national coverage across England and Wales, so you are not limited to one town or branch area. Every property must still meet ARISTX onboarding criteria.

Can I use the ARISTX logo and branding?

Not as an ARISTX Associate. Associates introduce under their own name, with no unrestricted ARISTX branding rights and no independent use of the ARISTX identity.

Controlled brand permissions may be granted to ARISTX Partners where approved, and wider permissions to Accredited Partners — always within written ARISTX approval and brand controls.

Is XCEL included with Partner membership?

No. XCEL is a separate, optional, paid ARISTX prospecting platform — a membership of £99 + VAT (£118.80 inc. VAT) per month, plus prepaid letter tokens — contracted independently of Partner status. It is never included in the ARISTX Partner or Accredited Partner fee.

Every membership includes two outcodes whatever your status; ARISTX Accredited Partners can add further outcodes at £25 + VAT (£30.00 inc. VAT) each per month. Subscribing to XCEL never changes your Partner status. See what XCEL does.

What happens if I stop referring landlords?

The network is designed for active Partners. A new landlord introduction within each three-month period maintains active referral eligibility where applicable.

Extended inactivity can result in access being restricted, and after 12 months without referral activity ARISTX may close portal access. Any commission position is handled in accordance with the ARISTX Partner Terms.

Can ARISTX suspend or remove Partner status?

Yes. Every Partner level remains subject to ongoing compliance and review. ARISTX may suspend, withdraw or decline to renew ARISTX Associate, ARISTX Partner or Accredited Partner status where its standards, conduct or compliance requirements are not met, in accordance with the ARISTX Partner Terms.

Is this a franchise, a licence or a job?

None of those. ARISTX Partners are independent businesses and individuals who introduce landlords. They are not employees, agents, branches, franchisees or representatives of ARISTX, cannot bind ARISTX, and do not operate a letting agency under the ARISTX name.
